Pinosol has 149 plots of which 146 are houses plus two empty plots all of which pay an equal part, except for one house that occupies 2 plots and pays two shares. The Hotel pays 2.5 shares, giving a total income of 15,150€ at our current rate of 100€.
Income from Post boxes
Now we have 9 post boxes rented to neighbours that produce an income of 225€ per year.
Our total income is therefore 15,375€. We received 250€ this year as one has paid in advance.
The accounts are from 1 August 2023 to 31 July 2024, and the Expense Statement (on a separate sheet) shows what we have spent on the items for which we are responsible. In short, we spent 12.267,36€ and put 3.132.64€ into our Reserve Fund.
Current debtors
The total outstanding debt is 4.538,54€. We have issued reminders for payment of outstanding amounts and will take legal action for long-term debtors.
Casa 49, C/Valerio Adani 4 – Frau Rosemary Guillardon – 2.336,74€.
We have now obtained an attachment, which means that this debt will have to be paid when the property is sold. We will keep the amount updated each year. The lawyer is now pursuing the debt in the German courts.
Casa 40, C/ Paul Gauguin 5 – Sr. Mario Martínez Garrido – 469,47€.
Other debts will be collected through direct contact with the owners concerned.
Reserve Fund
We have a healthy balance of money in hand, but we will have to make repairs to our drainage system following the Limpiezas Jávea report. For these repairs we have an estimate for 278.630€ plus IVA @21% 6012.30 Total cost 34,642.30€. Questions now raised about the amount of work quoted may reduce this.
We have spent a lot more this year on the streetlights because of faults in the system and the need to upgrade one of the circuit boards to make it safe for the electricians to work on.
Recommendation
We recommend that the fee continues at €100 for 2024/2025 to ensure we have enough for improving our streetlight system.
