We have 149 properties of which 146 are houses and two empty plots all of which pay 1 share, except for one house that pays 2 shares. The Hotel pays 2.5 shares, giving a total income of 15,150€ at our current rate of 100€
Income from Post boxes
We have 8 post boxes rented to neighbours that produce an income of 200€ per year.
Our total income is therefore 15,350€.
The accounts are from 1 August 2022 to 31 July 2023, and the Expense Statement (on a separate sheet) shows what we have spent on the items for which we are responsible. In short, we spent 7650,79€ and put 7,784,21€ into our Reserve Fund to pay for repairs to drains and improvements to the streetlight system.
Current debtors
The outstanding debt is 3,370.72€. We have issued reminders for payment of outstanding amounts and will take legal action for long-term debtors listed as follows:
Casa 49, C/Valerio Adani 4 – Frau Rosemary Guillardon – 2.236,74€.
We have now obtained an attachment, which means that this debt will have to be paid when the property is sold. We will keep the amount updated each year. We have asked the lawyer to pass the debt to the German courts to implement actions to recover the amount owed.
Casa 40, C/ Paul Gauguin 5 – Sr. Mario Martínez Garrido – 369,47€.
Other debts will be collected through direct contact with the owners concerned.
Reserve Fund
We have a healthy balance of money in hand, but as you have read in the Annual Report, we will have to make repairs to our drainage system following the Limpiezas Jávea report. We have not been able so far to secure any funding from the Town Hall to pay for this. We also need to allow for ongoing repairs and a possible improvement scheme for our streetlights system.
Recommendation
We recommend that the fee continues at €100 for 2023/2024 to ensure we have enough to pay for the repairs to the drains and for improving our streetlight system.
